4-8 Sedgemere Road is a 0.272ha site, bordered by the Harrow Manorway to the west, Overton Road and a BP Garage to the north, Sedgemere Road to the east, and the Felixstowe Road car park to the south. The site is currently occupied by workshop and storage buildings.
It is located within the Abbey Wood and South Thamesmead Opportunity Area, which has been identified as suitable for significant housing and employment growth, including through the development of a new local centre around Abbey Wood station.
The station is located directly across Harrow Manorway from the site, and a mix of modern office and residential developments are located in this vicinity.
The neighbourhood to the east of the site is primarily low-rise and residential.
Outline planning permission was granted in 2016 as part of a broader application which included the site at 4-8 Sedgemere Road and would have provided approximately 137 homes.
