We are proposing a development of a single building, in component blocks of 7 & 21 storeys, to a maximum height of about 73m – enough for around 200 new rented homes.
A number of height options have been tested which identified a taller, elegant building as the most attractive potential addition to the local skyline. Its unique location beside Abbey Wood rail station means it could lead to further improvements and investment for the local area.
This has the benefit of maximising the number of dual-aspect apartments – 82% of homes on the lower floors, and 77% on the upper floors. The main entrance is located opposite the pedestrian crossing of Harrow Manorway with high quality public landscaping and increased biodiversity, with an additional residents’ entrance along Sedgemere Road. The lower floors will also contain resident amenities, cycle parking at a mezzanine level, and Class E floorspace in the most active location on site.
To reduce the impact on the existing low- rise houses on Sedgemere Road, the taller component of the development will be located away from the most sensitive end of the site.
The slender form we have proposed will reduce the visual impact from the nearby Lesnes Abbey, while the chamfered edges will soften the corners of the building and stop it from feeling overly blocky.
