Earlier this year, Abbey Wood Sedgemere Limited presented initial proposals for an exciting new rental community at 4-8 Sedgemere Road.

Since then, the team has been working to improve the offer of the proposals so that we are able to provide of 35% affordable housing at the site which we believe is of great importance to support local families. In order to do this, the height and overall number of properties is proposed to be increased.

We will be presenting our updated proposals and look forward to discussing them with you at a public webinar on Wednesday 25th September 2024 at 5:30pm.

OUR UPDATED PROPOSALS

The building is now proposed as a part seven storey, part twenty-five storey building of 228 homes. With these changes, the proposals have improved in many other regards allowing for a more generous offering to the wider improvements to the Abbey Wood. We are now including a new pedestrian connection between Sedgemere Road and Harrow Manorway via a public walkway through the site. We have also conducted a re-design exercise of the architecture using materials that characterise the local area with details inspired by the Iron Gates of Lesnes Abbey to give the building a distinct local identity. Our new plans build on an existing planning consent to provide a high-quality, design-led community at the heart of Abbey Wood. We propose to develop approximately 200 ‘build to rent’ homes (BTR) – including new affordable homes, in a scheme of up to 21 storeys – about 73m in height. As part of the growing local centre around Abbey Wood station, we will also enhance the public realm on site and provide generous landscaping. Following this public consultation, we aim to submit a planning application to Bexley Council this year.
